About the Project

Why Hendersonville? Why Sanders Ferry Road?

The partners were made aware of an outdated and underutilized lakefront property that could be improved to better serve the community.

Over multiple visits to Hendersonville, they realized the potential benefits such a project could bring to the City by the Lake.

Can the project be smaller?

216 Sanders Ferry Road could be smaller; however, any reduction of units will diminish the property owners’ vital contribution toward much-needed improvements to Sanders Ferry Road and the construction of the greenway.

Can the project look different?

The property owners demonstrated their desire to work with the community when they changed the look of 248 Sanders Ferry Road at the request of the Planning Commission and neighbors. What was once a modern glass design is now one of brick and stone. The property owners are open to minor facade changes to further suit and enhance the neighborhood look.

Are the property owners from here?

Two are from New Jersey. They are longtime friends with the third owner, a Hendersonville resident of more than thirty years with a large family still living in the community. The third owner is a disabled veteran who started with nothing. He is now working to give back to the neighborhood by bringing it much-needed private investment and attention.

Will the Corps allow any of this?

All final proposals and work will comply with the requirements of the Corps of Engineers.     

Will this project require blasting?

Conventional means are planned for use removing any rock below the surface. Should unforeseen blasting be necessary, all state and local requirements, including monitoring, insurance, and safety precautions, will be followed.

Does anybody really want this?

Yes, this project is generating a lot of interest from throughout the community – potential residents, community leaders, business owners, city staff, and neighbors. Most of them want to help bring needed improvements to the area and its infrastructure. They want to protect what is best about an established, tight community while benefiting from the type of private investment that has been benefiting other areas of Hendersonville.

About the Buildings

How many units are proposed?

248 Sanders Ferry Road (at the intersection with Hickory Heights Drive) will have a total of 71 units.  216 Sanders Ferry Road (south of Hickory Bay Towers) will have 177 condos for sale and 122 units for rent. Both properties will have a mix of 1, 2, and 3-bedroom units.

What about parking?

All resident parking at both properties will be indoor, further enhancing the appearance of the streetscape. 248 Sanders Ferry Road will have additional indoor parking for retail as well as limited on-street parking along with a widened and improved Sanders Ferry Road.

How large is a unit?

Each 1-bedroom unit will be approximately 710 square feet.

Each 2-bedroom unit will be approximately 1160 square feet.

Each 3-bedroom unit will be approximately 1345 square feet.

Are these apartments or condos?

248 Sanders Ferry Road will be condos.

216 Sanders Ferry Road will be a combination of condos and rentals (2/3 condos, 1/3 rentals).

How much will a condo cost?

The price of each condo will range between $400K and $500K.  

How much is the rent?

The rent of each unit will range between $2200 and $3000 per month. Rent includes parking and the same amenities available to those who own units.

What will the buildings look like?

While a lot can change in the during the planning and design process, each building will have a unique design that will remain true to the look and feel of Hendersonville.

About the Benefits for Hendersonville

What amenities will be available to the public?

The public can access the restaurant and all retail at 248 Sanders Ferry Road, as well as the tiki bar through the restaurant and the pool through a gym membership. The amenities at the age-restricted project at 216 Sanders Ferry Road will be available to only residents and their guests.

What makes this different from existing housing in Hendersonville?

These residences bring upscale, lakefront living with the amenities of a 5-star hotel. Related improvements will help more people in Hendersonville better access and enjoy our City by the Lake.  

Will the property owners fix Sanders Ferry Road?

Yes, they plan to improve the road and make it safer.  The extent of these improvements will depend on the number of units that will be approved. They are performing an engineering assessment and working with city staff to determine the improvements that would be the most impactful to the peninsula.

What about the Greenway?

The Greenway is something for which folks have been waiting a long time. The city has a grant to pay for 80% of the cost of the greenway. The property owners are prepared to pay the remaining and required 20% local match on behalf of the city. 

What about Mallard Point Park?

Mallard Point Park is a treasure, but it needs love and attention. The property owners are committed to partnering with the Hendersonville Parks Department, the Army Corps of Engineers, and local groups with the goal of making Mallard Point Park an even bigger asset to the entire community.

What about Sanders Ferry Pizza?

Sanders Ferry Pizza is a valued and respected local business.  The restaurant is planning to move to a nearby, lakefront location so it may continue serving the community. A retail space in 248 Sanders Ferry Road has been reserved for Sanders Ferry Pizza should it want to return. 

About the Sanders Ferry Living Community

What does age-restricted mean?

Age-restricted means a person who buys or rents must be 55 years or older. 

How is an age restriction enforced?

All people renting properties will need to show proper government ID. Renting an age-restricted unit to a person under 55 will be prohibited. While no children will be allowed to live in these units, short guest stays for children will be allowed. Purchasing condos will be similarly restricted by age with governance the responsibility of the homeowners association.  

What amenities will residents have?

Residents at 248 Sanders Ferry Road will have lake views, a large outdoor pool, an indoor jacuzzi, a sauna, a steam room, meeting rooms, a tiki bar, a game room, the convenience of a restaurant and gym on the first-floor retail space, indoor parking, and 24/7 security.

Residents at 216 Sanders Ferry Road will have lake views, outdoor pools, an indoor jacuzzi, a sauna, a steam room, large meeting rooms, a dining area equipped with an industrial kitchen, a game room, a card room, a full circle walking deck, indoor parking, and 24/7 security.

About the Impact on the Neighborhood

What about traffic?

A local engineering firm has conducted a traffic study for 248 Sanders Ferry Road. It found the impact of the small number of units and retail space proposed would be insignificant. Still, the property owners have already committed to significant road and safety improvements, including wider lanes and crosswalks.  Additionally, the same engineering firm is currently performing a traffic study and engineering review for 216 Sanders Ferry Road as well. The property owner is committed to providing for road improvements that will do more than accommodate their projects, but make the road look and work better than it currently does.

How will this affect schools?

248 Sanders Ferry Road will have very little impact to schools. The estimate is that the project’s 71 units would add 6 to 8 students spread across thirteen grades (K-12). Per the local school system’s data, the three schools serving 248 Sanders Ferry Road have plenty of excess classroom capacity to serve these students. 216 Sanders Ferry Road will have zero effect on the schools, as no children will be allowed to live there on a long-term basis.

How will this affect my taxes?

If anything, the increased value brought to both properties, and the additional resulting property taxes paid by the properties’ owners will reduce the city’s current tax dependence on existing residents.

How will this affect property values?

Improvements made to 216 and 248 Sanders Ferry Road, and along to the road itself, will help protect the value of neighboring properties and enhance the value of the surrounding community.
